LISTING AGENTS Sue Mills and Sarah O'Neill, Royal LePage Signature Realty

The Action: Leaside residents tend to stay in the popular community long-term, increasing demand for available properties such as this detached brick bungalow. The seller stated offers would be assessed on a specific date – allowing time for up to 20 showings and an open house attended by roughly a dozen shoppers – so buyers respectfully waited to make their competing bids.

What They Got: The mechanics are the newest components of this 1930s bungalow, which has a traditional kitchen, dining room and fireside living room with gumwood trims and bay windows.

There are two bedrooms on the main floor and a third in the basement, along with a recreation room, second bathroom and separate side entrance to a driveway, garage and patio on the 29-by-133-foot lot.

The Agent's Take: "Airdrie is a very pretty street with a lot of pretty homes and original trees on the boulevard," agent Sue Mills says. "[Plus] it has good access to schools, which are all excellent."

The property itself left room for personalization. "It was well maintained by the owner, but it hadn't been renovated. So whoever was looking at it would either build new or do some updates to it, so it gave people options," Ms. Mills notes. "[Also] it was wide enough to have a private drive, which is always helpful."
