DAYS ON MARKET: Four

LISTING AGENT: Glenn Feldstein, Sotheby's International Realty Canada

The Action: The loft-style studio unit was only on the market for four days and the sellers received two competing offers. Listing agent Glenn Feldstein had 15 buyers through the suite and two of them made immediate offers.

Because it's located one block off Main Street in Mount Pleasant, surrounded by other loft buildings, the location made it a quick sell, says Mr. Feldstein.

"There are great new eateries always popping up, along with some slick clothing stores offering great vintage finds or the latest hipster trends."

What They Got: The unit in the Mecca Building is a live/work loft with 12-foot-high ceilings and 518 square feet of space. Maintenance fees are $132 a month. The building has a rooftop deck. It's located in the trendy Main Street neighbourhood, where prices have soared in recent years.

The previous owners had undertaken a tasteful renovation to the kitchen, bathroom and laundry area, says Mr. Feldstein. "They have great taste, which appealed to nearly everyone who came through the door. The only slight drawback to the unit is that it doesn't come with a parking stall. But the area does offer a lot of free and permitted street parking, plus I'm finding more and more people are doing away with their car, so it wasn't that big a hurdle to overcome."
