LISTING AGENT Boris Kholodov, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: About 30 buyers arranged private tours of this one-bedroom suite in a nine-year-old residence on the waterfront. One offer was rejected, but a second was accepted for just $2,000 less than the $345,000 asking price.

What They Got: Laid out along the south-east facing windows and sliding balcony doors of this fourth-floor suite are kitchen facilities and combined living and dining area, while a bedroom, four-piece bathroom and five appliances, including laundry machines, are tucked neatly away to deal with more private activities.

A monthly fee of $439 covers utility costs and upkeep of common area, from a gym and recreation room to an underground garage where this unit has a parking spot.

The Agent's Take: "The building is one of the new ones on the waterfront," says agent Boris Kholodov. "Positioned at the foot of Spadina Avenue, it's located within walking distance to the Financial District, Chinatown, King West and the island airport. So from that perspective, it's very convenient."

This 600-square-foot unit also suits the needs of many single professionals. "It's the right sized waterfront property, at the right price, in the right building," says Mr. Kholodov, who also praises the placement of the kitchen by the windows.

"A lot of people today spend a lot of time in the kitchen – and unfortunately in very few condos do you find windows in the kitchen – so in this case, it was a unique selling feature."
