The Action: There was a strong resemblance between several one-bedroom-plus-den suites listed at the second tower at Metro Place, so the ones between the low-$200,000s and mid-$320,000s sold within two to three weeks. This third-floor suite was not overwhelmed by showings last year until the price dropped from $345,000 to $339,000 after the holidays.

What They Got: In a relatively new high-rise across from Downsview Park and Downsview subway station, this 715-square-foot suite has nine-foot ceilings, south-east facing windows and open principal room with a den to the side, cooking station with stainless steel appliances and stone counters, and sliding doors to a 40-square-foot balcony.

Hidden away is a bedroom with a custom walk-in closet, as well as a three-piece bathroom and laundry facilities.

The unit comes with parking and monthly fees of $330 to cover use of water, heating, 24-hour concierge and fitness, party, media and golf simulation rooms.

The Agent's Take: "1060 Sheppard West was a great building: modern and well maintained, and the maintenance fees are surprisingly low given the range of amenities offered, including a golf simulation room," says agent Lorena Beccari.

"[This suited the buyer] downsizing from a large home, but looking for more value than what he could get in a downtown condo."

Professional staging, photography and videography showcased this suite's star qualities. "The space in this unit was a mere 715-square-feet but it seemed much larger due to the layout, nine-foot ceilings and big windows," Ms. Becarri says.

"We kept all the key pieces of furniture but did some major rearranging to allow buyers to see how to use the space to its best potential, and finally we added a few smaller pieces such as a movable kitchen island, lamps, pillows and most importantly, art which provided a great sense of colour and dare I say, happy element, to the suite that the others for sale in the building, lacked."
