LISTING AND CO-OP AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: The strongest of several offers that were made for this two-bedroom and two-bathroom bungalow was presented by a resident across the street whose house agent, JoAnne Gludish, also listed in 2009 and again late last year.

What They Got: Just a couple blocks away from the Mimico GO Train station, this 1950s residence sits on a 35-by-135-foot lot with an updated eat-in kitchen, but it has original living and dining rooms and lower level recreation space with panelled walls and a separate side entrance to the driveway and garage.

The Agent's Take: "It's very cute and highly desirable by first-timers," Ms. Gludish said. "Even though this wasn't a big house, it was bigger than what [the buyers] had."

The buyers loved the location. "It's in Mimico, which is an up-and-coming area," Ms. Gludish noted. "There's a lot of interest in that pocket because it's a walk to the GO station and easy bus to the subway."
