LISTING AGENTS Matt Manuel and Paul Johnston, Right at Home Realty Inc.
The Action: About a dozen buyers took private tours of this modern townhouse in the Annex Loft Houses, which is largely surrounded by older single-family homes like one the new owner had resided in.
What They Got: Less than a year ago, a four-storey building was completed with 24 multilevel suites, including this three-storey townhouse with an entrance off a gated mews.
The more than 1,300-square-foot corner unit features hardwood floors, 11-foot ceilings and full height windows on each level, plus 400 square feet outdoors, including a rooftop terrace with water and gas hookups and unobstructed views east towards Casa Loma and south towards the CN Tower.
The main floor is completely open between the entertaining and dining areas and a custom U-shaped kitchen with sleek cabinetry, Caesarstone counters and stainless steel appliances.
The second and third floors are more private, each with sleeping quarters, a full bathroom and balcony. Monthly fees of $249 pay for upkeep of areas such as the garage.
The Agent’s Take: “There was a larger unit available that was a little more expensive, but this unit had nicer finishes and it also had the benefit of being a corner unit, so there was a bit more light that came through,” says agent Matt Manuel.
“When the buyer bought this preconstruction, instead of confining the upper bedrooms with drywall – which is what the developer originally suggested – he opted to have it open concept.”
Buyers also liked that this townhouse is low maintenance, especially outside. “You don’t have to deal with cutting grass, you basically put out the furniture you need to entertain,” says Mr. Manuel.
“When you’re on a roof rather than in a backyard, you feel like you’re in a tree house and you’ve got a nicer atmosphere.”Report Typo/Error
