LISTING AGENT Anthony Coretti, Royal LePage Supreme Realty

The Action: The established Glen Park community is home to an increasing number of newer homes replacing older ones like this detached bungalow, which sold twice in multiple offer scenarios. The first deal fell through due to financing, but the second was solid with a bid $11,000 over the list price.

What They Got: For over five decades, the same family resided in this 1950s bungalow built with two bedrooms, one bathroom, a living room and kitchen.

An extra bedroom and recreation room round out the basement, which has a walkout to the 35-by-125-foot grounds with a south-facing backyard, detached garage and private driveway.

The property is within a short drive of Yorkdale Mall, big-box stores, cafés, restaurants, highways and public transit.

The Agent's Take: "It's centrally located in a family-oriented neighhourhood," says agent Anthony Coretti. "You're just down the street from Glencairn subway and just up the street is Yorkdale and [highway] 401. So it's as central as you're going to get in that price point."

Families were especially pleased by the property's size, which is the norm in the area. "[Buyers] don't want a huge lot to maintain. They want a lot of house with just enough room to entertain at the back," Mr. Coretti states.

"It's good bang for your buck when you're buying for four or five hundred thousand for land value and then your final product is upwards of $1-million."
