The Action: Late this fall, this classic, 21/2 -storey residence was listed under $900,000 as agent Bill Mohan recently sold a comparable property in that price range. As a result, about 50 buyers called for personal tours and a few pitched their best offer to the seller.

What They Got: To improve the function of this 105-year-old, brick residence, various owners outfitted it with new windows, doors and roof, in addition to an updated electrical system and kitchen appliances.

Little impedes the flow of entertaining given the absence of walls between a fireside living room and dining area, which has a walkout to a deck that is also accessible from a sunroom off the kitchen. Plus, the lower level recreation room is completely open.

The Agent's Take: "It's in a really great location. It's an easy walking distance to everything," says agent Bill Mohan. "And it's a good-sized house with approximately 2,400 square feet."

The extra deep lot also created substantial outdoor space.

"It had a really interesting front yard with no grass, but all plants and trees … and the backyard was like a Zen garden with rocks, a water feature and small trees," Mr. Mohan states. "It had a garage at the back, but you could also park in front of the garage, which is not the norm."
