The Action: The sellers of this centrally located, two-bedroom corner suite didn't get a suitable offer until it was relisted with another agent – Boris Kholodov – who did extensive marketing, complete with a video tour and floor plan to inform buyers of its irregular shape. Among the now better-educated three dozen visitors, one felt confident enough to draft a deal.

What They Got: This 951-square-foot suite is on the fifth floor of a boutique building. The suite has a U-shaped kitchen, complete with granite counters, overlooking a non-rectangular living and dining area with hardwood floors, floor-to-ceiling windows and sliding balcony doors.

Carpeting pads both bedrooms, the larger of which has a second balcony and one of two bathrooms.

Ensuite laundry facilities, a locker and parking are part of the package, along with monthly fees of $764 for the cost of cable, water, heating, concierge, rooftop terrace with barbecues, fitness, party and games rooms.

The Agent's Take: "This property was wonderful, except it was facing [the back of] a big billboard," agent Boris Kholodov says. "And it's a two-bedroom unit and in that price range it's tough to find one like that."

For busy urbanites, any compromises were worthwhile for its convenient locale. "The biggest selling feature is the location, right at Yonge and Bloor, practically on the subway line that takes you east, west, north and south. And it's walking distance to all the city amenities," Mr. Kholodov says.

"Yorkville is at your doorstep and you could go for a stroll in Rosedale if you wanted something more quiet for the day."
