The Action: This semi-detached house near Greenwood Park in Leslieville was explored by three dozen realtors at an agents-only open house, upwards of 80 shoppers between two public open houses and 60 buyers with private appointments.

On the date offers could be presented, the best out of nine bids proposed a price of $546,600, which set a record high amount for the treed street, including detached homes.

What They Got: On a 22-by-78-foot lot, this more than 60-year-old residence has a 989-square-foot plan composed of two bedrooms and two full bathrooms, plus a newly renovated 543-square-foot basement.

There is a fireside living room, a formal dining room and an eat-in kitchen outfitted with stainless steel appliances and a walkout to a deck and fenced backyard.

Hardwood floors appear throughout the main and second floors, while carpeting cushions a lower level recreation room.

Modern additions include updated mechanics, including a high-efficiency furnace, pot lights and a custom cedar shed off the private two-car driveway.

The Agent's Take: "The last few on the street have all gone in multiple offer situations, particularly in that price point because it's an entry-level buyer who wants to get into a nice pocket that's steps to Greenwood Park," says agent Kara Reed, who also cites the appeal of schools, streetcars and restaurants nearby.

"It's also one of the only semis on the street – if not the only one – that had a private drive."

Though many properties have a similar footprint, this one had a memorable look. "The owner had design sense, so she had it decorated in very hip, almost shabby chic way that caught a lot of people's attention," Ms. Reed states.

"The thing they did that really took it over the top was they refinished the basement and had done a nice bathroom down there with a seamless glass shower, so that made up for the fact the second floor bathroom was fairly original still."
