LISTING AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: The sellers of this detached, two-storey home in Richmond Gardens debated whether or not to upgrade it, but chose to leave it as is and price it in the mid-$800,000s. Barely anything else was up for sale in March, so the place was packed with 40 showings leading up to a bidding war.

What They Got: Within the bend of a quiet crescent is a 58-by-114-foot corner lot supporting this four-bedroom and four-bathroom house with formal and casual living areas and an attached double garage.

The eat-in kitchen and dining area off the living room have walkouts to the fenced yard, while the family room and lower-level recreation room features gas and wood-burning fireplaces, respectively.

The guest room in the basement is the largest, but the second-floor master suite has a full bathroom and his and her closets.

The Agent's Take: "c – in Richmond Gardens, which is a desirable pocket because it has a cachet, but also … in the Richview Collegiate catchment area, which is a sought-after high school," says agent JoAnne Gludish.

"In this area, homes of that vintage and two-storey style often do not have a main-floor family room and this one did."

Furthermore, buyers liked this home's older state. "The house is in mainly original condition, which allowed a purchaser to go in and make it their own," Ms. Gludish explains.
