The Action: House hunters who had lost several bidding wars for homes near Toronto East General Hospital made a determined effort to be among the first visitors through the doors of this semi-detached house just a block south of the hospital. They quickly presented an offer of $1,000 more than the list price to strike a deal.

What They Got: This roughly 80-year-old brick house stands solid with new plumbing, heating and cooling systems installed after 2008, as well as a remodelled bathroom and kitchen with ceramic floors, maple cabinetry, quartz counters and glass subway tile backsplashes. A back room provides a second exit to a deck, private yard and garage on the 17-by-103-foot lot.

The Agent's Take: "It was a wider semi … within a great school district," says agent Linda Ing-Gilbert. "[Plus] it's on a quiet, treed street with a premium south-facing lot." Inside, the balance of classic and contemporary elements was a highlight. "I liked how they upgraded the mechanics, but kept the character of the home," adds Ms. Ing-Gilbert, who cites an example upstairs.
