The Lash Group of Companies is developing a master-planned community in Scarborough with amenities and attractions it hopes will tempt buyers and locals alike to head outside more frequently for a stroll, skate or swim.

Just a five-minute drive east of Scarborough Town Centre, the contemporary high-rise project will house private suites, townhouses, shops and recreational facilities, including a state-of-the-art public park.

"We're creating a little city here," says president and CEO Larry Blankenstein. "And we're working with the city in building a million-dollar … water park and adult fitness centre."

Condominium residents will have exclusive use of lounges, a theatre and rooms designated for parties, dining and fitness, plus a rooftop terrace with a pool, barbecues, tanning and seating areas.

"One of the things we think is unique to our building is that it has a pond that will convert to a skating rink, as well as a gaming room, rooftop deck and celebrity kitchen," Mr. Blankenstein adds. "You're getting all the luxuries you'd normally see in a downtown building out in Scarborough."

Turner Fleischer Architects Inc. will design the four-building community, which is named ME Living after the first initials of Markham and Ellesmere roads, where the developer will replace a rental building with a new one and three condominium towers.

"This is the first development in that area," says Mr. Blankenstein. "We feel it's a very underutilized area of the GTA. With the expansion of the subways/LRT, it will create a lot of development in the area."

In the immediate vicinity, there are parks and schools, including Centennial College and University of Toronto's Scarborough campus, in addition to restaurants, shops and supermarkets.

"The appeal of it is the proximity to transportation nodes: [Highway] 401 is less than two minutes away, Scarborough Town Centre is less than five minutes away and you're at major transit lines at Markham and Ellesmere," Mr. Blankenstein states.

For the project's first phase, buyers can select from 287 suites in a 24-storey tower and eight-storey podium. There will be one and two-bedroom plans, some with dens, and each with floor-to-ceiling windows and outdoor space.

"It's a very family-oriented community," Mr. Blankenstein adds. "If people want larger units, we can always look at combining units together."

Tanner Hill Associates Inc. conceived the interior design package with plank laminate floors, pile carpeting, porcelain and ceramic tile finishes, as well as granite kitchen counters, European-style cabinetry and appliances, including laundry machines.

Monthly fees will be 52 cents per square feet. Larger units will come with parking and a locker.

Move in dates begin December, 2016.
