Menkes Developments has built many high-rise condominiums in Toronto, and has found that buyers always like the idea of being able to take a splash in the pool now and then. But once they become owners, a plunge in a common pool rarely becomes a regular practice.

So the developer’s latest downtown endeavour, called Noir, forgoes a large swim tank for a series of individual hot tubs, massage beds and water walls for residents looking to unwind in the water.

“People don’t necessarily use pools, but we wanted a wet amenity that would be different and interesting, so that’s where [interior designer] Mike Niven came up with the idea for a water spa,” says Mimi Ng, vice-president of sales and marketing. “This is probably going to be the first private condo water spa in the city.”

The fifth floor of the infill project at 87 Peter St., at King Street, will also bring together a more varied mix of spaces for casual solo activities and large formal functions with multiple fitness, treatment, party, dining, lounging and screening rooms, including many with walkouts to outdoor terraces.

“It is a big building at 48 storeys and about 550 units, which gives us the chance to put together a fairly comprehensive amenity package you wouldn’t normally get in a smaller building,” Ms. Ng explains.

“People love their unit and home, but they want another space to chill out in. But they don’t necessarily want to go outside of their building.”

However, once owners do venture beyond the grand lobby, there will be an unlimited supply of attractions, from trendy boutiques and bars to the TIFF Bell Lightbox and Roy Thomson Hall.

“The neighbourhood is the biggest amenity for the residents because everything is at their doorstep,” Ms. Ng adds.

“We’re close to the Financial District – you can easily walk there or take the streetcar or bike – but at the same time you’ve got King West, Queen West and all the excitement of the Entertainment District from tourist opportunities to arts and culture to some of the best clubs and restaurants in the city.”

To differentiate this tower from others nearby, Core Architects Inc. gave it a sleek black and white silhouette that sets back from the 16-storey podium, which will clear the Holiday Inn and mid-rise office and heritage buildings surrounding the site.

“This will be the third tallest building in the neighbourhood, so it is going to stand out as a landmark in this part of the city,” Ms. Ng says. “It’s going to have some great views and sightlines that are going to be quite permanent.”

Buyers can chose from studios, one- and two-bedroom units with or without dens and three-bedroom plans. “Most of the plans are on the smaller side – fairly tight, efficient plans – with open concept kitchens and a lot of glass exposure,” Ms. Ng says.

“There was a trend a few years ago when developers were pushing bedrooms to the interiors, but the market prefers to see bedrooms [against] glass, so we’ve tried to meet that need in the project.”

Standard finishes will include eight-foot ceilings, laminate floors, quartz counters, custom cabinetry and six appliances, including Energy Star laundry machines. Units above the podium level will have nine-foot ceilings.

Monthly fees will be 53 cents per square feet. Parking will be an extra $55,000.

Occupancy is scheduled for November, 2016.
