At Minto30Roe, the condominium developer is selling buyers on the conveniences of living in high-rise suites, but model suite names like Bayview, Eglinton, Briar Hill and Lytton are a subtle reminder of the luxuries to be found on the surrounding streets.

"We're tucked into the residential neighbourhood on 30 Roehampton [Ave.], so with that, it gives you the sense of being part of a community," says director of marketing Natascha Pieper. "So if you want to take your dog for a walk, it's peaceful with parks and … a lot of beautiful homes."

Established shops, restaurants and theatres on Eglinton Avenue and Yonge Street, as well as the subway, schools and supermarkets are also merely steps from the 34-storey tower to completed by spring 2015.

"There is a lot of competition at Yonge and Eglinton, so the market is becoming a bit saturated with new developments, but we're above the competition in the sense that we've started construction, so you can move in sooner rather than later." Ms. Pieper adds.

"We're very happy with our sales to date: We opened in February, 2012, and we're 70 per cent sold."

Expanding on local attractions, the 397-unit tower will bear hotel-inspired amenities, such as a 6,000-square-foot fitness centre providing personal trainers, à la carte programs and nutrition classes.

"There isn't a gym that offers this type of service and state-of-the-art equipment, which you wouldn't typically get at a gym unless you're paying a very expensive gym membership fee," Ms. Pieper adds. "This is a step above what the industry is doing."

For social affairs, there will be a party room, kitchen and rooftop terrace to lounge, dine and barbecue. "There is a cascading water feature surrounded by a nice seating area, so you could sit out in the evenings and entertain your friends, it's like an outdoor oasis," Ms. Pieper notes.

Residents can continue the party upstairs in one to two-bedroom plus den units with open principal rooms and private balconies. "It's very important our residents have their own sense of outdoor space, so our balconies are very large," states Ms. Pieper. "They're over 120 square feet."

Nine-foot ceilings will appear in nearly each suite, which II by IV Design Associates styled with laminate floors, European-inspired cabinetry and Caesarstone counters as seen in the 828-square-foot model suite.

"The beauty of this development is you don't have to go crazy upgrading your suite," says Ms. Pieper. "The standard finish of our building is of much higher spec."

Similar to Minto's previous developments, this one will be designed to meet LEED gold standards with several green components, from eco-friendly paints, Energy Star appliances, "all-off" switches and heat recovery ventilator systems to a green roof, bike share program and rainwater harvesting.

"Because our buildings are sustainable, it limits the impact on an increase on your maintenance fees, which is a huge value that our investor market is definitely paying attention to," says Ms. Pieper, who pegs monthly fees at 54 cents per square feet. Parking will be $46,000 and lockers $4,500.
