DAYS ON THE MARKET One

LISTING AND CO-OP AGENTS Kevin Crigger and Wanda Lalonde, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: This detached, back-split residence was recently renovated, but to ensure it caught buyers' attention mid-summer, agents Kevin Crigger and Wanda Lalonde ordered a paint job and minor repairs and erected a for sale sign 11/2 weeks before it was posted on the multiple listing service. These preparations helped foster interest in the home, so once it hit the market, several showings were requested and multiple offers came in.

What They Got: What appears to be a brick bungalow with a double garage on a 48-by-124-foot lot is actually a 3,322-square-foot residence spread over four levels, including a 928-square-foot basement with a recreation area.

There is a skylit office and an open living and dining area on the main floor, which has stairs up to three bedrooms, including a master suite with a walk-in closet and one of three bathrooms, and stairs down to a lower level eat-in kitchen and fireside family room with a walkout to a south-facing patio, shed and fenced backyard.

To keep things tidy, there is a central vacuum system and hardwood floors nearly throughout.

The Agent's Take: "It was a designer's own home, so the décor was spectacular and overall finishes and design style was very appealing," says Mr. Crigger. "It doesn't have huge square-footage, but because everything is on a half level with some separation, it does feel like a more livable home."

The quality and quantity of local schools, parks, golf courses and transit was also a vital draw. "It's really a premier pocket and this is very much an entry-level price point for the area," Mr. Crigger adds. "There are some smaller bungalows in the $600,000s, but there are also multi-million dollars homes around there."
