The Action: The property is on one of the two or three best blocks in the Ambleside district in West Vancouver, says listing agent Jason Jennings.

It has views, slow, quiet streets, is near a high school and elementary school, and is in a family-oriented neighbourhood. "Sales here have been relatively quick," says Mr. Jennings. "As long as it's a decent property."

There was a flurry of interest in the property in the brief time it showed, but the house received only one offer from a buyer who wanted her children to be in that particular school catchment area.

The sellers had purchased another property up the street, so they were "motivated" sellers.

What They Got: The three-storey, six-year-old Craftsman-style house has 4,185 square feet of space, with four bedrooms upstairs, two bedrooms downstairs, five bathrooms, gourmet kitchen with stainless steel appliances, pantry and wine room, and a secondary kitchen on the lower level, which could be used as a nanny or in-law suite. The house has an ocean view, covered patio, outdoor fireplace, heaters and detached garage.

The sellers had built the home and upgraded it over the years, says Mr. Jennings.

"This one had been personalized," he says. "The owner was an interior decorator and added built-ins and covered decks and heaters, media room – all those extras that made it very homey and warm. So they took it to a different level."

The Agent's Take: "We wanted to stay under $3-million because a few houses sold nearby on less desirable streets, but because they were newer or brand new, they got above $3-million," Mr. Jennings said.

"The owners knew they would have to negotiate a bit because the house was a bit older. There weren't a lot of true comparables. They had also purchased a property they liked. That was pushing them."
