LISTING AGENTS Nadia Doucet and Louise Boutin, Re/Max Crest Realty Westside

The Action: Several buyers toured this four-year-old townhouse via private showings and open houses, but none came forward with offers. The price was then lowered from $478,000 to $468,000. This gave many young families financial incentive to consider moving to a relatively unknown pocket of the city with less transit access, and a deal was negotiated shortly after.

What They Got: The 1,620-square-foot townhouse has a typical three-level plan with three bedrooms and three bathrooms, as well as a fireside living and dining area and a combined eat-in kitchen and family room on the main floor with nine-foot ceilings and rear and front balconies respectively. A den – or fourth bedroom – rounds out the ground level, which has access to a covered front entrance and rear double garage. The crown mouldings have been recently updated and the kitchen is outfitted with stainless steel appliances. The monthly fee is $115.

The Agent's Take: "It was well staged and it had lots of updates," says agent Louise Boutin. "It was well-laid out for a family home. It had a big master bedroom with an ensuite and a walk-in closet, and two other bedrooms on the upper floor. And it had the added bonus of a family room off the kitchen, so for families with young children, it was easy to prepare food and see your children."
