The Action: The property took almost three months to sell. That's because of the smaller lot sizes in Ambleside, listing agent Chris Burns, who grew up in the area, said.

"The impression is that everything is flying off the shelves as soon as you put a sign in the ground," he said. "But when you get into higher-end markets, and certainly in West Van, that doesn't happen so much. When we first listed at $3.5-million, we knew that was pushing the envelope." Soon after, he lowered the price to $3.299-million, which generated a lot of interest.

What They Got: The four-bedroom, 4 1/2-bathroom house sits on a 33-foot by 120-foot lot in the Ambleside neighbourhood. The professionally designed six-year-old home has limestone travertine floors, open gourmet kitchen with Wolf and Sub-Zero appliances, 700 square feet of deck space and views of the ocean. It also has a media room, gym and one-bedroom suite.

The Agent's Take: The house was marketed to international buyers, but it was a family up the street who ended up buying the house. Mr. Burns said locals are becoming more active in the market.

"People who grew up in the area are kind of moving back. Ambleside is the best neighbourhood in the whole city. Even when you look at prices like this, when you compare it [with] other areas, the value is fantastic."
