LISTING AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: Early last year, major flooding damaged this detached house, dampening the interest of many buyers when it was first listed. It fared better when the list price was lowered under the $1-million mark, quickly securing a deal.

What They Got: On a 52-by-90-foot fronting onto a treed cul-de-sac and backing onto Islington Golf Course, this 1960s side-split residence contains a built-in double garage and entertaining areas on three levels, except the top, where there are three bedrooms and one of the two bathrooms.

There is a living room with a gas fireplace, a dining area and a remodeled kitchen with stainless steel appliances and porcelain tile floors on the main level, which has stairs leading down to a family room with a walkout to the backyard and further down to a games and recreation room in the basement.

The Agent's Take: "It's a mixed area – some properties have been redeveloped and would be substantially larger – but this would be a large one of that ilk and generation of houses," says agent JoAnne Gludish. "The kitchen was redone and … the house has excellent bones."

Meanwhile, some buyers placed more value in its setting. "It has a beautiful view of the golf course," Ms. Gludish notes. "It's on a nice child-safe crescent, but they were tucked into the court part, so the position of the house was very good."
