The Action: "It was renovated quite nicely, but this home would have sold a year ago for maybe $400,000," says Mr. Love. "We are watching the [resale] condo market really start to take off, and it's all to do with affordability as houses become out of reach.
"What's new is the type of buyer taking on these two-bedroom condos. Now you have these fairly well-to-do people looking at a condo that's half a million dollars. … They're just looking for anything to fit a baby in."
What They Got: This two-bedroom, 857-square-foot penthouse condo unit is in a 23-year-old building in the Trout Lake area. The 12-unit building has been rain-screened, with new roof, balconies, windows and patio doors. The suite features mountain views, skylights, chef's kitchen, bamboo flooring and gas fireplace. The second bedroom is only 7-feet by 9-feet in size and there is only one bathroom.
The Agent's Take: Listing agent Carsten Love presented the owner with seven offers. The buyer is a single mom with a toddler. It's Mr. Love's second sale in the past few months in the same building. The units are in demand because of the location, he says.
"It's extremely family oriented, with excellent schools and an amazing community. I would call this one turnkey because the family doesn't need to come up with more money to renovate – and they won't have more money after this purchase. They can afford the mortgage, and that's it."
