LISTING AGENTS Thanh Nguyen and Jeff, Mark, Norah and Paul Oulahen, Re/Max Realtron Realty Inc.

The Action: In the residential pocket abutting the Oakdale Golf and Country Club, several properties were listed for sale. But the pastoral setting of this semi-detached bungalow at the end of the street and backing onto manicured greens ensured a quick sale following an open house and 20 private showings.

What They Got: This nearly 50-year-old brick residence with a private driveway has a three-bedroom plan was revamped with new hardwood floors in areas such as the living and dining rooms, a remodeled third bathroom in the largest bedroom and updated kitchens on both levels.

Ceramic tile floors line the lower-level recreation area and two bedrooms, including one of which leads to the patio and yard bound by fencing around the perimeter of the 34-by-110-foot lot.

The Agent's Take: "That whole neighbourhood is all semis – either two-storey homes or bungalows like this – so they're all very comparable, but this was fully renovated and backed onto green space," says agent Mark Oulahen, who also praises the land's sloping grade.

"You don't have to worry about a leaky basement and it has a walkout from the basement, which was rare."
