The Action: On a residential street just east of the tennis courts and pool at Riverdale Park, this semi-detached residence hosted two weekend open houses to lure out potential buyers. With few comparable properties on the market during the summer, several house hunters presented rival offers.

What They Got: This 1920s brick house occupies a 17-by-75-foot section of the short, tree-lined street. There are three levels of finished living space and an unfinished basement.

To update the interiors, the sellers outfitted the fireside living room and open dining area with a sound system and bamboo flooring, and remodelled the kitchen with ceramic floors, granite counters and stainless steel appliances.

Two of four bedrooms come with added touches; one second floor suite comes with a wood-burning fireplace and deck; the third-floor master suite has cathedral ceilings, access to outdoor space and entry to one of two bathrooms.

The Agent's Take: "It was a good price point for Riverdale and anywhere downtown these days," says agent Sandra Pate. "It's a smaller house, which is representative of the price, but it's still 21/2-storeys."

The property's condition was also a highlight. "It was a lovely house nicely updated and renovated.," Ms. Pate adds. "The master suite was quite lovely as well with a new three-piece en suite bath, bamboo flooring and a walkout to a sundeck."
