LISTING AGENTS Tanya Sidorova and Michael Inwood, Sutton Group Realty Systems Inc.

The Action: It took three months to de-clutter and stage this three-storey, semi-detached residence across from St. Joseph's Health Centre by the waterfront.

Time and money spent on cosmetics – combined with a tempting price in the mid-$500,000s – baited about 100 buyers to attend two open houses and 70 more to arrange for private showings. One of eight offers logged proposed a sale of $640,000.

What They Got: A major renovation will likely take place to restore and update this nearly century-old, brick structure on grounds spanning 19- by 90-feet.

Currently, the property contains four bedrooms, three bathrooms and three kitchen facilities on all levels except the partially finished basement.

Areas designated for entertaining include a main floor living room with one of two fireplaces and a formal dining room, as well as a balcony off a third floor bedroom and a south-facing backyard accessible from the main eat-in kitchen.

A front pad offers private parking.

The Agent's Take: "It's a perfect location next to the hospital and it's right in Roncesvalles Village. So there are streetcars on Queen, King and Roncesvalles, it's pretty much right on the highway and beside High Park," agent Michael Inwood said.

"Another thing that was neat about it was that it did have a parking spot. In that area, there's no parking at all except side street parking."
