The Action: Fewer than 10 shoppers made their way through this three-bedroom corner penthouse at the Bohemian Embassy before an offer was registered on the third day. Once agent Nancy Jo Biderman informed other visitors, one countered with a stronger bid that was accepted the next morning.

The Agent's Take: "It's the only three-bedroom and three-bathroom [unit in the building], plus my clients bought a second parking spot," says Ms. Biderman.

"It has a gourmet kitchen that is larger than most kitchens you'd ever see. It's more like a home-sized kitchen at Avenue Road and Lawrence."

Its downtown address won over most buyers. "We got two offers within four days of listing it, and it sold so much over asking, which shows this [unit] will retain its value in the building and in the area," says Ms. Biderman.

"The gentrification of the area is happening by leaps and bounds."
