The Action: A marketing campaign including online videos and traditional print ads accelerated the sale of this centre-hall residence in South Hill where multi-million dollar estates often require weeks rather than days of exposure to secure a deal, says agent Boris Kholodov.

What They Got: About four years ago, this brick home with a built-in garage was rebuilt with imported finishes and modern luxuries, ranging from heated marble floors in the foyer and nearly all four bathrooms to built-in planters with boxwood and yews lining the perimeter of the 32-by-80-foot lot.

The footprint was modernized with a library at the front and a fireside living area, dining space and kitchen across the rear with a walkout to a south-facing deck and lower patio, which is also accessible from a recreation room in the basement.

The largest of three bedrooms opens up to a smaller bedroom and features a walk-in closet and private bathroom with quartz, marble and glass surfaces.

The Agent's Take: "Aesthetically, this property was above and beyond a typical home in the area," Mr. Kholodov said. "No staging was necessary as it showed to perfection the way it was set up by the seller."

The floor plan was also a hit with buyers. "The home wasn't large, but it was open on the main floor, which gave it a sense of space," Mr. Kholodov notes. "So the layout was very smart, and every single inch was very well utilized."
