The Action: No staging was done to enhance this semi-detached house in advance of one public open house and 40 private showings last December. There were several other houses in the neighbourhood that had sold around the same time, almost all of them in bidding wars. This one was no exception, with six buyers vying for the keys.

The Agent's Take: "It's a stone's throw to Yonge Street where you've got that wonderful pedestrian lifestyle with a Starbucks around the corner and all the shops and restaurants Yonge Street provides," agent Nigel Denham states. "It's also in the John Wanless school district, which is one of the most sought after schools in the area."

This family home also brimmed with beneficial features. "It had a lot of small detail work you typically don't find in renovations, they went pretty high-end," says Mr. Denham, citing the restoration of original register covers as an example.

"[Plus] this at 24-feet provides great breadth to the spaces you don't get in those [neighbouring] 17 and 18-foot semis. It also allowed great potency in terms of the ability to add onto the back and double the size of that house and create the feeling of a detached house."
