LISTING AGENT Bill Thom, Re/Max Realtron Realty Inc.

The Action: Early this year, house hunters scanning the west end of the Willowdale community only had a few options, like this four-level side-split residence on a quiet court. As a result, about 20 buyers circled the premises and one quickly made it theirs for just under $1-million.

What They Got: In the past five years, the lifespan of this more than 50-year-old house was extended with updated roofing, heating and cooling systems, as well as a grand double-door entrance, two remodelled bathrooms, eat-in kitchen, fireside living room and dining area with access to a new deck.

Heading up the stairs above the garage are three bedrooms, while the level below has a family room with a rear walkout to the 60-by-127-foot grounds. Further down is a basement with a fireside recreation room.

The Agent's Take: "It's a good building lot, even though the buyer may not want to build immediately," says agent Bill Thom. "The average has a 50-foot frontage; this is 60."

As for the home's interior condition, it is classic. "It's a four-level side split that has been partially renovated – so some parts are new and some original – but it's well maintained overall," Mr. Thom notes.
