The Action: In the Spinnaker residence, kitty-corner to Kitsilano Beach Park, this two-storey penthouse was listed at $649,000 at the sellers request, but the slowdown in market activity prompted a reduction to $610,000 and then $599,900. A local renter toured three units in the four-storey building before negotiating a price for this one at $565,000.

What They Got: In 1979, developer André Molnar designed this 31-unit residence with six one-of-a-kind penthouses, including this 824-square-foot model with two bedrooms, open principal rooms and a private 322-square-foot deck, which is the largest on the penthouse level.

Within the last few years, the bathroom was remodelled with Carrera marble floors and the galley kitchen by the dining area was redone with granite counters and appliances. A new skylight was also installed in the vaulted ceiling above an entertaining space with a wood stove and raised solarium area along the windows.

One bedroom is enclosed, but the one upstairs opens to the principal rooms below. Monthly fees of $316 pays for water and building repairs, including new roofing and plumbing, as well as maintenance of a squash court and garage, where this unit has one parking spot.

The Agent's Take: "The location was amazing, right across from the beach, and it has a 300-square-foot deck overlooking the ocean, mountains and Kitsilano," says agent Holly Wood.

"To get this deck and view right across the beach is very rare." The interior space was also exceptional. "This has a New York loft or SoHo feel to it," says Ms. Wood. "It was very nice and very bright with high ceilings and skylights."
