The Action: Furniture and artwork were strategically placed throughout the main floor of this semi-detached brick house to demonstrate how buyers could position their own items. This helped some buyers overlook the absence of private parking for the property, which sold for just over the asking price for $1.3-million.

What They Got: The 18-by-100-foot grounds of this early 20th-century Victorian were landscaped and the interiors stripped to the studs and redressed with modern mechanic and materials, such as hardwood floors, pot lights and a staircase with glass railings.

The lower-level recreation room is open concept like the main floor living space, dining areas and kitchen, which features limestone floors, stainless steel appliances and sliding doors to a private south-facing deck and yard.

The second floor accommodates two bedrooms, both with decks and one with a walk-in closet and semi-private access to one of three stone-finished bathrooms. One of the two bedrooms on the third floor has a walk-in closet.

The Agent's Take: "It was a completely renovated property in a very desirable location," says agent Trevor Freeman. "There was a separate entrance at the front of the house to the basement, so someone could go through the motions of turning it into an apartment."
