LISTING AGENTS Jill Stewart and Rob LePage, Royal LePage Real Estate Services Ltd.
The Action: It's not often agents sell a house more than once, so it was a pleasant surprise for agent Rob LePage to list this 1½-storey house in Swansea for the last three homeowners within the past two decades.
This year, over 30 shoppers signed up for private showings and twice as many stopped by the open houses. Any offers were to be presented on the seventh day, on which two buyers made strong proposals.
What They Got: About 80 years ago, this brick and stone residence was built on a 28 by 125-foot lot that widens at the rear, which allows for a fully-fenced backyard with a pool, gardens, open lawn and shed, as well as a 900-square-foot, wraparound deck with access to the front dining room and rear kitchen's breakfast area.
Hardwood covers the principal rooms, including a rear living room with a gas fireplace, three bedrooms upstairs and a fireside recreation room in the basement, which has entry to the garage and side of the house.
One of two bathrooms was remodeled, and the roof, pool heater and air conditioner were all replaced.
Amenities within a ten-minute walk include Rennie Park, Bloor Street shops and Jane subway station.
The Agent’s Take: “It had a large, eat-in kitchen, a really big, deep lot with an above-ground pool and a private drive with access to the garage from inside. That’s what’s most unique about it,” says agent Jill Stewart. “[But]Its greatest appeal is that it’s very much outside-oriented for people who like to spend time in the yard.”Report Typo/Error
