LISTING AGENT Keith Roy, Macdonald Realty

The Action: A week before this Vancouver Special was due to hit the market, agent Keith Roy sold a similar five-bedroom house in a bidding war. Given the demand for that property, he invited the three losing bidders to check out this Fraser residence before he officially listed it and each one presented a solid offer.

What They Got: Situated on a 33- by-112-foot corner lot across from a park, this 36-year-old residence has a box-like shape containing about 2,200 square feet of space, including two bathrooms, two and three bedrooms on the ground and second level respectively, and a primarily kitchen, dining area and living room with peaked ceilings on the upper floor. Outside, there are side yards and a rare attached garage.

The Agent's Take: "The buyers were keen to renovate because the layout offered spacious rooms and lots of flexibility," says Mr. Roy. "Facing a park in Vancouver is basically urban waterfront. The city is very committed to retaining park space and you can be fairly certain that the park view will remain for years to come."
