LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: Within a five-minute walk from Bloor Street and High Park, this two-storey house was made available to 10 buyers requesting private showings and about 70 open house visitors. On the date assigned to entertain offers, there were three viable bids.

What They Got: At the centre of a 46-by-130-foot lot is this detached residence with a front driveway, attached garage and gated backyard.

Stained glass windows and oak hardwood floors add a sense of history to the fireside living room and dining area of this roughly 80-year-old house, while modernity exudes from three upper bedrooms with bamboo flooring and a renovated kitchen and family room addition designed with a gas fireplace, stone floors and sliding doors to a deck.

For extra room to roam, there is a lower-level recreation room with one of three bathrooms.

The Agent's Take: "It's a great house on a fabulous street, so I wasn't too surprised it went into multiples, even though it was north of a million dollars," agent Nutan Brown said.

"It's literally two seconds to Bloor Street, but once you work your way down the street you don't hear anything and you don't even know you're that close to the subway, library and liquor store.

"The other thing is that it's really lush and green because High Park is a stone's throw away as well, and you can actually see [it] from the house at the back."
