The Action: South Riverdale has a very small number of freehold townhouses, so agent Robin Pope suggested the sellers of this three-level version take offers after only a week of marketing. That period opened the door to 41 visitors and gave four parties time to assemble competitive offers.

What They Got: Near the bend of a short street east of Jimmie Simpson Park, this 1,521-square-foot residence on a 14-by 64-foot lot was designed with a rear garage that enters into the basement and a front door with interior steps up to an open living and dining area and rear kitchen with a deck.

A central oak staircase connects to two upper bedrooms, including a master with one of three bathrooms, as well as down to the basement den and laundry room.

The Agent’s Take: “It was a great location, one block from Queen and Carlaw, which is near the epicentre of Leslieville,” agent Mr. Pope says. “Larger semi-detached [homes] on the street were selling for $838,000 last year.”

This property’s fresh-faced appearance made it especially desirable. “A lot of the housing stock in Leslieville is older, but these were built about 15 years ago, and it was staged, so it looked great,” Mr. Pope adds. “[Plus], the basement wasn’t really a basement because it was all above grade.”
