DAYS ON THE MARKET Two

LISTING AGENTS Paul Johnston and Matt Manuel, Right at Home Realty Inc.

The Action: Just a few streets away from Trinity Bellwoods Park is a laneway townhouse complex where this end unit took just two days in February for three substantial offers to materialize.

What They Got: In 2007, an old building manufacturing baseball cap parts was replaced with more than a dozen condominium townhouses, including this more than 2,000-square-foot model with a split-level plan, direct access to the street and built-in garage and south, east and western exposures.

The south-facing entrance has stairs down to a fireside recreation area and stairs up to a fireside living room with 14-foot ceilings, a walkout to an east-facing patio and another set of stairs up to an open dining and kitchen area with granite counters, stainless steel appliances and hardwood floors.

The top floor is divided into two wings for three bedrooms, including a master suite with a walk-in closet and the largest of three bathrooms.

Practical luxuries include laundry facilities and the unit has monthly fees of $305.

The Agent's Take: "There are only 13 homes and it was completed about seven years ago, so there hasn't been an enormous amount of turnover," says agent Paul Johnston, who sold the project originally.

"The people who were interested in the house really loved the laneway because it's quiet, it's discrete and it has a surprise element to it."

"This is the only end unit, so it's distinct because it not only has east and west exposures, but it also has masses of windows on the south end," Mr. Johnston said.

"It's slightly larger than the other homes and it's also a different layout, so it has a bit more usable space and the entryway is almost like a centre-hall plan … so in some ways it's a bit more traditional."
