CO-OP AGENTS Irene Kaushansky and Philip Brown, Keller William Advantage Realty

THE ACTION: Burlington residents wanted to own a home closer to their Beaches-based business, so agents Irene Kaushansky and Philip Brown presented them with about a dozen options, including this detached residence in the Birchcliffe community.

WHAT THEY GOT: In the past two years, the sellers of this stucco and plaster-clad house installed a new cooling system and stainless steel appliances in an open kitchen and dining area with bamboo floors, a granite-topped island and a walkout to a tiered deck and professionally landscaped garden and pond.

The main section of the house contains a fireside living room off a two-storey foyer with a floating spiral staircase leading upstairs to two bedrooms, including a master suite with a walk-in closet, laundry facilities and a balcony.

There is separate entry to a basement with an extra bedroom, one of two full bathrooms, a roughed-in kitchen and a recreation area with eight-foot ceilings and a wood burning fireplace.

Large items can be stowed away in a shed or on a driveway at the front of the 25-by 122-foot lot.

THE AGENT'S TAKE: "[The buyers] were looking for something a little bit different and didn't like anything overly traditional or overly standard," says Ms. Kaushansky. "It has a lot of character, it was very bright, it's detached, which was a big bonus, and it was nicely renovated, so they don't have to do a lot of work."

More importantly, the property is close amenities frequented by the buyers and their kids. "They run a restaurant on Queen Street East, so they wanted to be walking distance to the restaurant," Ms. Kaushansky explains. "Just up the street is Courcelette [Public] School, which was a big plus."
