LISTING AGENT Asher Horowitz, Realty Toronto Inc.

The Action: Mid-February, inventory in Don Valley Village was quite low, which helped direct more than 100 shoppers to this four-level back split abutting Lescon Public School. By week's end, the sellers were bombarded with offers and accepted one that was more than $1-million.

What They Got: Within the last year, the roof and two full bathrooms were updated for this 51-year-old house, which has an attached garage and four levels of living space, including a basement with a recreation room and kitchen with 8 1/2-foot ceilings and a separate side entrance to the 58-by-126-foot lot.

Through the front door is a combined living and dining area with stairs up to three bedrooms and a doorway to a tiled, eat-in kitchen overlooking a lower-level family room with access to a south-facing patio and fourth bedroom.

The Agent's Take: "The established, mature neighbourhood is very attractive to people," says agent Asher Horowitz. "It has great schools, shopping and [access to] highways."

End-users in particular were attracted to this style of housing. "Typically closer to Yonge Street, the homes are smaller bungalows on large lots, so back in the day, they didn't build the most efficient-sized home on the lot," Mr. Horowitz says.

"But this is actually a very good-sized home – a four-level back split – with lots of room."
