LISTING AGENT

Bill Thom, Re/Max Realtron Bill Thom Group Realty Inc.

The Action: Agent Bill Thom estimates that nearly 95 per cent of his recent homes sales in Bayview Village ended in bidding wars, such as the one that materialized for this detached, four-level side split that drew 50 visitors to private and open house tours in February.

What They Got: Around the corner from Bessarion subway station and small retail shops on Sheppard Avenue, is this three-bedroom home with cedar hedges surrounding the back portion of the 56-by-135-foot lot.

Updates were done in three bathrooms, the eat-in kitchen and fireside recreation room in the basement, plus the double garage was modified for access into the lower level, where there is a family room with a south-facing patio.

Original areas consist of a living room with a gas fireplace and a dining room, both with moulded ceilings and hardwood floors, as well as three bedrooms upstairs, including a master with a walk-in closet and full bathroom.

The Agent's Take: "Its strength is definitely the location. It's on a quiet street and it feeds into Earl Haig's school catchment area," Mr. Thom says. "The location is steps to the subway; you can walk there within three to five minutes."

Even having a few homes for sale nearby hardly dampened interest in this property. "It's a home ideal for both users and builders or investors," Mr. Thom adds.

"It's a good lot and the house is livable – it has an updated granite kitchen, bathrooms, a fireplace and direct access from the garage to the house, which was not designed like that some 50 years ago when the house was built."
