The Action: In the lakeside community abutting Petticoat Creek Conservation Area – just east of Toronto's boundary line – there were only a couple listings early this April. One of them was this detached house which hosted more than 30 private showings and about 200 other visitors at two open house events. All the attention ultimately spawned a bidding war between a handful of buyers.

What They Got: Hidden behind a garage at the front of the 32-by-108-foot lot is a breezeway to the front entrance of this 41-year-old house with three bedrooms, two bathrooms, classic living room, dining area with French patio doors and an eat-in kitchen, plus a lower-level family room with a built-in bar and sauna.

The Agent's Take: "[The buyers] are coming from Scarborough, so they can get more land and a bigger house for less than half the price in Toronto, and only have to pay one land transfer tax," agent Melissa Smeets says. "[Furthermore, the house] never had children living in it, so it was in pretty good shape."

The property is also easily accessible to both rural and urban attractions. "It's in a great school district and very close to a conservation area right on the lake," The Toronto-based Ms. Smeets says.

"I've driven back and forth about 40 times and it's never taken me longer than 20-minutes … plus there is a lots of GO transit around there."
