LISTING AGENTS Sue, Katie and Alex Mills and Sarah O'Neill, Royal LePage Signature Realty

The Action: This detached house in the popular community just west of Havergal College was listed around $1.9-million for one week this spring and got a quick offer. In the end, that bid fell through and the house was relisted and the price reduced to $1.889-million. It scored two offers the next day.

What They Got: In 1935, a 47-by-130-foot lot provided the foundations for this centre-hall home with a private driveway, formal garden and entranceway into a foyer flanked by a fireside living room and dining area.

About three decades ago, the rear was transformed with a three-storey addition with a skylit eat-in kitchen and family room with a walkout to a south-facing deck and sports court for everything from hockey to mini putt.

The renovation also added a fifth bedroom with luxurious bathing and dressing areas. A media room and fourth bathroom were created in the now 1,230-square-foot basement with recreation, laundry and craft rooms.

The Agent's Take: "This pocket is really nice, it's almost like country in the city," agent Sue Mills states.

"[Plus] the neighbourhood is in transition, so there are a lot of new homes being built. So this is smaller than the new homes being built, but larger than a lot of original ones."

This 2,450-square-foot house also brings together classic appeal and modern conveniences. "It was a character-filled, much loved family home," Ms. Mills notes.

"One thing they did … was they turned the backyard into a sports court, so it was the fun house to be at where all the kids congregated."
