The Action: The community between Glen Abbey Golf Club and Bronte Creek Provincial Park had few freehold townhouses available for sale this summer, so when this unit came on the market, it had non-stop showings until a bidding war emerged.

What They Got: At the end of a row of two-storey townhouses is this three-bedroom and three-bathroom plan with interior access to a garage and a 47-by-109-foot lot.

Since 2010, improvements ranged from new windows, roofing and HVAC system to a remodelled powder room and basement with games, recreation and laundry rooms.

The layout remains the same with a central kitchen with ceramic floors, and open dining and entertaining areas with hardwood floors and sliding doors to a flagstone patio, fire pit and shed.

The Agent’s Take: “In that part of Oakville, there are lots of townhouses, but this was an especially good one,” agent JoAnne Gludish says. “It showed so well and it was an end unit.”

Without a neighbour to one side, it had premium outdoor space. “Most of them are maybe only 20-foot-wide houses and they have a little postage-stamp backyard,” Ms. Gludish explains.

“Though it was a busier intersection of the subdivision, it was fully fenced and you had the advantage of the whole corner, so not just a backyard, but a back and a side yard.”
