The Action: Holding back offers to a certain day is a fairly common sales practice in popular neighbourhoods such as Leslieville and was the case for this semi-detached house just south of Queen Street. And, as many other nearby homes, it sold in mid-April for much more than the list price.

What They Got: About five years ago, this 1,351-square-foot structure was renovated with more modern form and finishes, but kept some early 20th-century details, such as the antique oak fireplace in the living room.

The Agent's Take: "It's a very sought after street with lots of young families and there is not a lot of turnover," agent Cheryl Thompson says. "It's very close to Morse Street school, which is literally two blocks [away]."

The house itself was so fashionable and functional, five buyers fought to own it. "When the house was renovated, they opened it up, but kept a lot of the charm of the old house, like the original baseboards and pine floors," Ms. Thompson adds.

"It has a brand new two-car garage at the back, which is also a big feature for that area. Garages are less common, and even two-car parking is a challenge in that area."
