The Action: Like many Toronto neighbourhoods this summer, low inventory has plagued buyers in Mount Pleasant. When this detached house popped on the market it was quickly spotted by eight potential buyers who all requested private tours. Within 48 hours, the sellers agreed to the terms of a pre-emptive offer that came in $201,000 over asking.

What They Got: This brand new two-storey residence on a 25-by-125-foot lot sits on the north side of a street bordering the Glebe Manor Square parkette. It has a front parking pad and fenced backyard.

Inside, the ceramic-clad foyer opens to living and dining areas with hardwood floors. Further back is a Downsview kitchen and family room decked out with an island, sleek cabinetry and stainless steel Bosch appliances, and brightly lit by pot lights, a wall of windows and sliding doors to a deck.

To entertain casually, there is a lower-level recreation room with a back door to the yard, a guest room and glass-lined staircase that leads all the way to the second-floor laundry facilities and four bedrooms. One features a skylight and another a walk-in closet and one of four bathrooms.

The Agent's Take: "That stretch of street has this boulevard-like parkette running down the middle of it, so there's less traffic because it's only one way and you've got that nice green view," agent Irene Kaushansky says.

"It's nicely positioned on the street, but still close enough to all the shops and restaurants on Mount Pleasant [Road], as well as Bayview [Avneue]."

Furthermore, the sellers didn't move into the home, so it was untouched.

"It was completely new construction from the ground up as opposed to a renovation, which a lot of the other homes tend to be, and it had a Tarion warranty in place, which is a big thing," Ms. Kaushansky explains.

"[Plus] it was a very modern style of finish with clean lines."
