DAYS ON THE MARKET Four

LISTING AGENT Nancy Robertson, Sotheby's International Realty Canada

The Action: Homes in Oakville's Ennisclare Park were taking an average of 35 days to sell earlier this year.

But this detached house with an updated in-ground pool on a 98-by-151-foot corner lot had the field to itself, so it was swarmed by more than 50 visitors and nearly 100 open house attendees.

Builders and renovators were among eight parties to make a bid, but a family ultimately acquired ownership.

What They Got: Just up the street from Gairloch Gardens, this 2,449-square-foot house has a wide and shallow floor plan with nearly half the main floor a private wing for one of three sleeping quarters, one of two updated bathrooms and an office with access into the double garage.

The public wing contains a fireside living room and formal dining area, as well as a fireside family room and eat-in kitchen, both with walkouts to the backyard, but the latter revamped with an island, quartz counters, double wall ovens and a gas cooktop in 2007.

The 1,536-square-foot basement is divided up with a recreation room with a gas fireplace, den and a third bathroom.

The Agent's Take: "It's close to four excellent schools, including a high school ranked No. 8 in the province," agent Nancy Robertson says.

"The neighbourhood of Morrison is well known for its large lots, generally speaking they're 100- by 150- [feet wide], which by Toronto standards is really big."

So many buyers saw the value of this more than 60-year-old home. "It was 1 1/2-storeys – it only had two bedrooms upstairs – so it was smaller than most and would appeal to a small family," Ms. Robertson adds. "It was a beautiful lot and they had renovated the kitchen and bathrooms, so in spite of its size, the most important rooms of the house were renovated."
