LISTING AND CO-OP AGENT Bill Thom, Re/Max Realtron Bill Thom Group Realty Inc.
The Action: One street south of Earl Haig Secondary School and a few blocks east of shops, the subway, restaurants and the theatre on Yonge Street, this custom, two-storey house with a built-in garage was among several Willowdale properties listed around $2.3-million this spring. It was scouted by nearly 50 visitors, including one whose offer was turned down and another whose $2.338-million bid was accepted shortly after.
What They Got: Earlier this year, construction on a 30-by-131-foot lot concluded with the completion of this detached house with four upper bedrooms and multiple entertaining quarters linked to south-facing outdoor space, as well as smart lighting and sound systems and five bathrooms, including a seven-piece master en suite with large matchbook marble shower slabs.
Hardwood floors adorn in the living and dining area and a central kitchen with granite counters and stainless steel Sub-Zero and Wolf appliances, as well as a rear family room with coffered ceilings, a gas fireplace and deck with stairs to the fenced yard below.
The Agent's Take: "Elmwood is a very good street, it's walking distance to the subway and certainly walking distance to the famous school, Earl Haig," agent Bill Thom says. "It's not a huge lot – it's a 30-footer – but they did an excellent job with it, so it doesn't feel small, but feels very spacious."
For instance, the basement features 11-foot ceilings above heated ceramic floors in the guest room and recreation area with double garden doors.
"The basement doesn't feel like a basement at all, in fact the basement windows are bigger than a lot of those in houses with eight-foot ceilings on the main floor," Mr. Thom states. "Plus, the back is facing south … so the sun comes in no matter what season of the year."
