LISTING AGENT Adam Parsons, Bosley Real Estate Ltd.

The Action: A catered open house for this three-storey estate with a circular driveway reminded some buyers of the social affairs once hosted there by the Greek Archdiocese. Childhood nostalgia moved a former guest to draft a pre-emptive offer and claim the Lawrence Park landmark as their own mid-April.

What They Got: Stained glass church windows and lush gardens are personal touches left by past owners of this more than 8,500-square-foot residence with dramatically arched rooflines, windows and entranceway.

A grand foyer connects to a formal dining area and living room with a Juliet balcony and office area, as well as an open kitchen and fireside family room with beamed ceilings, a butler's pantry and bank of French doors to a terrace.

Directly below, a lower-level recreation room is also lined with south-facing windows and doors to the patio area on the 71-by-180-foot grounds.

The top two floors accommodate eight bedrooms, including a second floor master with a walk-in closet, Juliet balcony and one of five bathrooms.

The Agent's Take: "On the other side of Yonge Street, the houses are quite a bit smaller, but this side – those few streets by the Rosedale golf and country club – there are some pretty nice and big homes," says agent Adam Parsons.

"[This house] just stood out with the architecture and the fact that in the evenings it was really well lit up, so it was one of those neighbourhood homes everybody knew."

The interior was even more memorable for those who gained entry. "The house is so large, but it felt really cozy the way they had set it up," Mr. Parsons states.

"The entrance was very grand and quite beautiful with an amazing original staircase, but the room that really captured everybody's attention was the kitchen and family room. It was just massive with two huge centre islands and French doors that span right across the back."
