The Action: This detached 1-1/2-storey bungalow lies on an 80-by-155-foot lot nestled just south of a ravine bordering Black Creek. About a dozen visitors toured the house this summer and two serious buyers circled back with offers. The one proferring a bid of $31,000 over asking emerged victorious.

What They Got: For nearly four decades, the same family resided in this 70-year-old house, which preserves its classic Cape Cod façade with attached double garage and formal spaces inside, such as a den with French doors and fireside living and dining rooms with walkouts.

Directly behind the updated kitchen is a stairwell to a pair of upper bedrooms with walk-in closets – one also has a Juliet balcony – as well as lower-level guest and recreation rooms with fireplaces, a second full bathroom and yard access.

The Agent’s Take: “There are certain neighbourhoods in Toronto you would describe as one of Toronto’s best kept secrets and I would say this is one of them,” agent Nutan Brown says. “And this is a ravine property, so that was very desirable.”

Though there are newer, larger houses than this one, it had other advantages. “Eighty-foot frontage is huge,” Ms. Brown adds.

“The home was extremely charming because it’s a Cape Cod, and it’s not a huge footprint, but it has four fireplaces, all operational, hardwood floors that were beautiful, and a spectacular living room that overlooks the ravine.”
