LISTING AND CO-OP AGENT

JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: The sellers of this detached, two-storey residence with a double garage were determined to hold off offers for one week to allow for a public open house and as many private showings as requested. So they were confident a $1.185-million bid – one of six strong offers presented to them late April – was the best they were going to get.

What They Got: A builder constructed this 3,075-square-foot house as as his own home more than three decades ago, but the more recent owners replaced the windows, renovated all four bathrooms, installed laminate floors in the living room and added a walk-in closet in the largest of four upper bedrooms between 2008 and 2016.

Bigger changes also took place in the basement, which has open cooking quarters, recreation and games rooms and two cantinas.

The main-floor plan is still formal with an enclosed office, fireside family room, dining area and eat-in kitchen with tile floors, granite counters and double doors to the south-facing terrace, patio and grassy 42-by-135-foot lot.

The Agent's Take: "It was solidly built like a fort, the [original owners] put a lot of extras into it during the building process," agent JoAnne Gludish says. "The house was unusually large with a beautifully finished basement and a lovely back garden."
