LISTING AGENT Laura Golbeck, Royal LePage Estate Realty Ltd.

The Action: In the Upper Beaches community, this semi-detached residence was available for private tours midweek and two public open houses on the weekend, which were attended by about 100 buyers. Like many properties in the area, it sold in a bidding war between two buyers.

What They Got: Just beyond the southern perimeter of Cassels Avenue Playground lies a 20-by 130-foot lot with a 70-plus-year-old house surrounded by a private backyard, garden shed and mutual driveway.

For casual or formal entertaining, there is a fireside living and dining areas with moulded ceilings and a modern kitchen with tile floors, stainless steel appliances and a mudroom to a 19-by-39-foot deck, as well as a carpeted play area in the basement.

Modern appointments range from updated windows, roofing and electrical work to hardwood floors throughout the main level and the second, which houses three bedrooms and one of two bathrooms.

The Agent's Take: "One of the features that buyers loved the most was the oversized deck off the kitchen overlooking Cassels Park," says agent Laura Golbeck. "In the warmer months, this would dramatically increase the overall living space and is a fabulous entertaining area."

However, the list of perks continued inside. "The house itself was a bit wider than a lot of semis there. Many of them are in the 12-foot range," says Ms. Golbeck. "This extra-wide semi has lovely upgrades and finishes, and a great wood-burning fireplace that makes the space feel cozy and inviting as soon as you walk through the door."
