DAYS ON THE MARKET Two

LISTING AGENTS Marlene and Sarah McLean, Royal LePage Real Estate Services Ltd.

The Action: During the first week of March, about 16 buyers requested private showings of this detached bungalow just down the street from two parks in Etobicoke. With few comparable homes available nearby, there were four competing offers by the second day.

What They Got: For over 50 years, the same family resided in this brick bungalow and replaced essential components, such as the air conditioning, roofing, gutters and weeping tiles.

There are areas for formal and casual affairs, from a living room, dining room and eat-in kitchen to a lower-level office, games and recreation rooms with above grade windows and panelled walls.

For privacy, there are three bedrooms with hardwood floors and two full bathrooms.

The 49-by-122-foot lot is divided up with a fenced backyard, shed and attached garage.

The Agent's Take: "It's a solid brick bungalow … and it also has a private driveway and really nice yard," agent Marlene McLean said. "Getting into that neighbourhood for that price is good and someone has the option of doing a second storey on the bungalow [as] we've seen a number of those in that neighbourhood."

Whatever form this property takes, its address has mass appeal. "The neighbourhood itself is close to major highways – so it has great access to the airport and downtown – and has really good schools … parks and shopping," Ms. McLean added. "It really had a lot of things going for it."
